A Record Label Just Bet Big on the Hill Country — Here's What It Means for Steiner Ranch

Universal Music Group is putting its name on a major new project in the Austin Hill Country. It’s one of the biggest entertainment-focused developments this region has seen. Here’s what’s happening, and why it matters for Steiner Ranch.

What’s Being Built

The project is called UMusic Hotel & Private Residences Austin. It’s being built by local developer White Rocks Entertainment, in partnership with Universal Music Group’s hospitality brand, UMusic Hospitality & Lifestyle. The site sits at the intersection of Southwest Parkway and Highway 71, near Bee Cave — just a short drive from Steiner Ranch via 620 and 71.

Here’s what it includes:

  • 150 hotel rooms, operated by UMusic Hospitality & Lifestyle (this will be their first U.S. hotel)
  • 600 private residences, with condo pricing starting around $850–$1,450 per square foot
  • A 10,000-seat outdoor amphitheater, the White Rocks Amphitheater, built into the natural Hill Country landscape
  • Recording studios, a nightclub, a comedy club, an indoor performance venue, two restaurants, and a spa
  • 70%+ of the land kept as open space, with a water reuse system built in from the start

Construction is expected to begin in early 2027. The amphitheater, hotel, and first homes should open by late 2028 or early 2029, with the rest of the residences finishing by 2030.

Why This Matters for Steiner Ranch

Steiner Ranch has always stood out for its Hill Country setting, its proximity to Lake Travis, and its easy access to Austin. A project like this nearby adds even more to that story:

A new entertainment hub close to home. Right now, a night out usually means a drive into downtown Austin or up to the Domain. A 10,000-seat amphitheater and a five-star hotel just minutes away brings that same level of entertainment much closer to home.

A lift for the whole area. Big-name branded residences tend to draw attention to the surrounding neighborhoods, not just the project itself. Steiner Ranch is already a top choice in this part of Austin, and a high-profile neighbor like this only strengthens that reputation — especially alongside other major investment nearby, like the $870 million construction loan recently secured for the Four Seasons Lake Austin project.

More to do close by. Two restaurants, a nightclub, a comedy club, and a spa add new lifestyle options to an area that’s mostly been residential.

The Bottom Line

For Steiner Ranch, this is a great sign. Serious investment is flowing into the Hill Country west of Austin, building it into a long-term luxury and entertainment destination. That’s good news for home values and quality of life here for years to come.

If you’re curious how this could affect your home’s value, or you’re thinking about buying in Steiner Ranch while the area is getting this kind of attention, now’s a good time to talk.
